Responsibilities 

• Work with our mortgage professionals to analyze commercial mortgage investments.
• Evaluate the quality of the mortgage investment through analysis of operating statements, rent rolls, financial statements, market data, third party engineering reports, and appraisals.
• Preparation of proformas, cash flow models, and project specific underwriting.
• Obtain and share market data to entire origination group (market reports from brokerages, CMHC Data, Cost Consultants reports, data platforms etc.).
• Review and summarize all third-party reports (appraisals, BCA’s, Environmental, etc.).
• Organize and manage all project related documentation, information, and folders.
• Assist Mortgage Origination team in structuring mortgage opportunities based on the investment criteria of over 100 sources of mortgage capital available to Canada ICI.
• Complete institutional quality Mortgage Investment Brochures.
• Work with the Mortgage Origination team to manage and coordinate the funding process.
• Ensure all written and electronic documentation meets compliance requirements, while maintaining highly organized and current data files for all client sales folders.
• Establish relationships with third party report providers (appraisers, engineers, cost consultants). 
• Work with origination group to obtain documents from clients.
• Communicate professionally and efficiently with origination group, clients, analyst team, and other industry contacts.

Qualifications

• Bachelor of Commerce Degree (Major in Finance, Economics or Math); or MBA. 
• 1 year of experience in the Commercial Real Estate Industry is considered an asset.
• Strong understanding of basic finance modeling, including rates of return, IRR, NPV, and cash flow modeling.
• Applicable provincial mortgage license is considered an asset, or you must be willing to start working on it after your first 6 months of employment.
• Excellent financial analysis research and underwriting skills.
• Strong interpersonal and communication skills.
• Clear understanding of cash flow statements, preparation and analysis.
• High attention to detail.
• Ability to multi-task and work in a fast-paced environment.

Located in St. Albert, this position will report to the Manager, Mortgage Funding and Documentation. The Mortgage Documentation Administrator will be the first point of contact and prepare all loan documents for an extensive portfolio of commercial, multi-family residential, industrial and CMHC insured real estate properties across Canada. You will gain and utilize knowledge of the commercial mortgage industry, coordinating, drafting and finalizing all loan documents including terms sheets, commitment letters, renewal letters and mortgage assumption agreement, for loans that have originated through our origination network. Education and Skills

• Degree or diploma in Business, Office Administration or equivalent is preferred
• Experience in commercial real estate construction, such as Quantity Surveyor, Developer, Appraiser, etc. would be an asset
• Proven ability to read, analyze and understand complex documentation
• Demonstrated strength in critical thinking and problem solving
• Proven communication skills, both verbal & written, including the ability to challenge others with diplomacy and tact when appropriate

 Responsibilities 

• Receipt and review of a wide variety of mortgage loan-related documentation, including legal documents, insurance, quantity survey reports, third party reports (appraisals and environmental reports), etc.
• Instruct and liaise with third party partners
• Comparison and analysis of documentation received, against agreed-to terms contained in documentation such as a commitment letter
• Liaise with Brokers, Borrowers and Investors to ensure that all supporting documents and pre-funding conditions have been received and satisfied prior to advancing funds
• Review Quantity Survey Reports for all construction loans, including subsequent advances
• Prepare analysis of the construction advances and project status
• Review draft and final legal documents.
• Coordinate and manage all Anti-Money Laundering (AML) documents.
• Coordinate closing process with the applicable investor, ensuring that all investor requirements have been met and investor approval has been received.
• Coordinate loan funding with credit and servicing departments.
• Coordinate locking of the interest rate with the Portfolio Management team, ensuring that all pre-rate lock conditions have been satisfied and investor requirements regarding timing of rate lock are met.
• Ensure compliance with policies and procedures, legal, ethical, privacy and regulatory requirements.
• Maintain funding status on in-house database system.
• Conduct post funding reviews and resolve open post-funding issues as directed.

The Mission

Your goal is to optimize loan proceeds. You will act as the primary "Deal Architect," analyzing borrower financials, identifying the hidden value in an asset, and structuring the debt (LTV, DSC, Amortization) to fit the specific risk appetites of our 100+ lender relationships.

Responsibilities 

•  Assist Mortgage Origination team in structuring mortgage opportunities based on the investment criteria of over 100 sources of mortgage capital available to Canada ICI.
• Finalize and perfect information in location specific mortgage investment brochures.
• Review commitment letters relative to executed Term Sheets/LOIs for the Mortgage Origination team, Lender and the Lender’s solicitor.
• Work with the Mortgage Origination team to manage and coordinate the funding process including but not limited to; reviewing the fully executed commitment letter, preparation of the funding checklist, ongoing communication with the Borrower and any third parties required as well as proactively addressing potential issues in underwriting and conditions precedents.
• Engages critical thought to ensure proactive thinking to successfully fund the deal.
• Have a strong understanding of lending criteria for each lender and be able to suggest appropriate lenders when needed.
• Liaise between Borrowers and Lenders to process the closing of the deal.
• Establish relationships with third party report providers (appraisers, engineers, cost consultants).
• Assist in training and mentoring Analysts on the fundamentals of underwriting and funding.
• Acts with a sense of urgency in advancing the deals.
• Establish and reinforce underwriting standards and procedures.
• Provide underwriting on complex, non-typical files.
•  Other duties as required. 

Qualifications:

• Bachelor of Commerce Degree, B.Com; Major in Finance or equivalent, is required.
• Minimum 3 years of direct Commercial Real Estate experience is required.
• Applicable provincial mortgage license is considered an asset, or you must be willing to obtain it within your first 12-months of employment.
• Excellent financial analysis research and underwriting skills.
• High attention to detail
• Clear understanding of cash flow statements, preparation and analysis.
• Excellent interpersonal and communication skills.
• Knowledge of Real Estate and Finance Industry is required.
• Expert level of knowledge in excel required to include formulas, pivot tables etc.
• Past teamwork, and team player focus and experience required.
• Experience with CMHC’s MLI products is a plus.
