Responsibilities

Work with our mortgage professionals to analyze commercial mortgage investments.
Evaluate the quality of the mortgage investment through analysis of operating statements, rent rolls, financial statements, market data, third party engineering reports, and appraisals.
Preparation of proformas, cash flow models, and project specific underwriting.
Obtain and share market data to entire origination group (market reports from brokerages, CMHC Data, Cost Consultants reports etc.).
Maintain database of market data (i.e. comparables for lease rates, vacancy rates, construction costs, etc.) and share with origination group.
Review and summarize all third-party reports (appraisals, BCA’s, Environmental, etc.).
Organize and manage all project related documentation, information, and folders.
Assist Mortgage Origination team in structuring mortgage opportunities based on the investment criteria of over 100 sources of mortgage capital available to Canada ICI.
Completion of an institutional quality Mortgage Investment Brochure.
Preparation of commitment letters for review by the Mortgage Origination team, Lender and the Lender’s solicitor.
Working with the Mortgage Origination team to manage and coordinate the funding process.
Ensure all written and electronic documentation meets compliance requirements, while maintaining highly organized and current data files for all client sales folders.
Establish relationships with third party report providers (appraisers, engineers, cost consultants).

Qualifications

Bachelor of Commerce Degree (Major in Finance, Economics or Math); or MBA.
1 year of experience in the Commercial Real Estate Industry is considered an asset.
Strong understanding of basic finance modeling, including rates of return, IRR, NPV, and cash flow modeling.
Applicable provincial mortgage license is considered an asset, or you must be willing to obtain it within your first 6-months of employment.
Excellent financial analysis research and underwriting skills.
Strong interpersonal and communication skills.
Clear understanding of cash flow statements, preparation and analysis.
High attention to detail.
Ability to multi-task and work in a fast-paced environment.
Expert level of knowledge in Excel required to include formulas, pivot tables, charting, etc.
Past teamwork, and team player focus and experience required.

The Mission

Your goal is to optimize loan proceeds. You will act as the primary "Deal Architect," analyzing borrower financials, identifying the hidden value in an asset, and structuring the debt (LTV, DSC, Amortization) to fit the specific risk appetites of our 100+ lender relationships.

Responsibilities

Assist Mortgage Origination team in structuring mortgage opportunities based on the investment criteria of over 100 sources of mortgage capital available to Canada ICI.
Finalize and perfect information in location specific mortgage investment brochures.
Review commitment letters relative to executed Term Sheets/LOIs for the Mortgage Origination team, Lender and the Lender’s solicitor.
Work with the Mortgage Origination team to manage and coordinate the funding process including but not limited to; reviewing the fully executed commitment letter, preparation of the funding checklist, ongoing communication with the Borrower and any third parties required as well as proactively addressing potential issues in underwriting and conditions precedents.
Engages critical thought to ensure proactive thinking to successfully fund the deal.
Have a strong understanding of lending criteria for each lender and be able to suggest appropriate lenders when needed.
Liaise between Borrowers and Lenders to process the closing of the deal.
Establish relationships with third party report providers (appraisers, engineers, cost consultants).
Assist in training and mentoring Analysts on the fundamentals of underwriting and funding.
Acts with a sense of urgency in advancing the deals.
Establish and reinforce underwriting standards and procedures.
Provide underwriting on complex, non-typical files.
Other duties as required.

Qualifications:

Bachelor of Commerce Degree, B.Com; Major in Finance or equivalent, is required.
Minimum 3 years of direct Commercial Real Estate experience is required.
Applicable provincial mortgage license is considered an asset, or you must be willing to obtain it within your first 12-months of employment.
Excellent financial analysis research and underwriting skills.
High attention to detail
Clear understanding of cash flow statements, preparation and analysis.

Key Responsibilities

Portfolio Management & Reporting

Prepare and distribute investor-specific and portfolio-wide reporting on a weekly, monthly, quarterly, and annual basis.
Assist in the review of interest reserve sufficiency for construction and bridge loans, including preparing Interest Reserve Sufficiency reports for stakeholder review.
Support the completion of annual and periodic reviews of mortgage facilities held by investors, including:
- Reviewing annual financial and personal net worth statements for loan sponsors (borrowers and/or guarantors).
- Reviewing property-specific reporting, such as rent rolls, operating statements, CMHC affordability analysis and supporting documentation.
- Reviewing leasing and sales reports.
- Preparing updated underwriting and up-to-date proforma analyses as applicable.

Asset Oversight & Administration

Oversee the performance of assets and/or projects securing AMG mortgage investments, monitoring key metrics and identifying risks or opportunities for optimization.
Facilitate renewals, assumptions, and amendments of mortgages held with AMG investors.

Team Collaboration & Support

Provide support to Documentation, Funding, and Servicing teams within the AMG Group as required.
Collaborate with the Manager, Portfolio Management and other team members to ensure best-in-class service and reporting for investors.

The Mortgage Documentation Administrator role is full time in-person based out of our St. Albert office.

Review, follow up and provide AML/ATF approval for real estate deals across the organization
Provide insight into suggestions to our AML/ATF program
Assist in the planning and coordination of AML-related projects, where it relates to the administration, communication, reporting or training
Complete enhanced due diligence reviews for higher risk clients
Investigate and decision alerts for potential ML/TF risks
Communicate and work with business units to address inquiries regarding the AML/ATF policy and procedures
Prepare FINTRAC reports to be reviewed by the Senior Compliance Officer
Assist in the development of forms, procedures and workflow of the AML team
Monitor and document compliance activities, including suspicious transaction reporting, client identification, and record-keeping.

Identify and assess potential compliance risks, providing recommendations for risk mitigation strategies.
